Beginning the Building Process

The first step in building a new home is to determine how to pay for it. Will the project be self funded, or will you need a construction loan?  Will you need to rent temporarily while building your house?  Do you have enough money for a down payment?   These are all questions you will need ask yourself. If you are going to need a construction loan, now is the time to talk to a banker, and perhaps get a pre-approval.  A pre-approval will let you know how much money you can borrow, and how big a house you can afford.

One you have the financial side figured out, it is time to talk to us!   We can help provide input, and perhaps save you some headaches on the next two steps in the planning process.

Now comes the exciting part of choosing a lot!  There are many things to consider, and it is important to get feedback from our experts here at NBS Builders before making any final decisions.  You will want to make sure that utilities are available and the lot is suitable for building the type of house you wish to build.

Once again, it is important to get some input from NBS Builders during this stage.   You will want to choose plans that will work with your property, and stay within your budget.

It is time to hire NBS Builders.  At this stage, we will examine the house plans, and provide you with a written proposal and budget.   Once the price and payment terms have been agreed on, we will prepare and sign a contract for the project.

Now that you have a signed contract and estimate in-hand, it is time to get the funding finalized.  Your banker will typically have an appraisal done, and begin the documentation required to purchase the lot, and begin construction.

Once the construction funding is in place, the first payment is made to NBS Builers.  After the deposit has been made, the NBS Builders will begin obtaining the permits necessary to begin construction.

After all permits have been pulled, NBS Builders will begin construction on your house.  At this stage, you can expect to receive access to your project via our website, and our building app.  You can follow along during the building process, check the latest schedules, sign change orders, make selections, and much more.
